Architectural Services Provided
The following services are provided by PRDarchitecture. Although all of the following stages may not be required on each individual project this outlines the process to achieving a successful Design, Approvals and Build project.
Initial Contact Discussion
After contact the initial meeting would take place at the site, your home or place of work to discuss your specific proposals and to determine the requirements of your particular project.
Survey of Existing Building and/or site
This would take place either during the first meeting or at a pre-arranged time to suit you, the client. This is required to establish the existing building and site constraints and to allow the next stage, scheme design, to be undertaken.
Scheme Design
Initial sketch design drawings are prepared and issued to you for comment and any changes undertaken to reflect your specific requirements. We recommend that clients take the time at this stage to ensure the proposals are correct and satisfy your requirements.
Planning Consent
If required (some projects may not need Planning Permission) and once the scheme design has been approved we would submit to the local authority for Planning Consent. We would deal, on your behalf, with the authority until the application is determined.
Building Warrant
The Building Warrant Drawings and required paperwork would be prepared and the submission made on your behalf. These drawing would also be sufficient to allow a contractor to give approximate costs to the project. We would deal with the authority until the Building Warrant is approved.
Tender process
We can obtain prices/tenders for your project and deal directly with contractors on your behalf.
On Site
We visit site at regular intervals and report to you in writing regarding progress and quality.
Completion
We can organise the issue of the Local Authority Certificate of Completion.
The above description of works refers specifically to domestic projects however the same principles of service apply for Commercial Projects where a Feasibility stage is also appropriate.
